Situation & Services

Situated in the Eurongilly Valley, only 50km from city of Wagga Wagga (Pop’n 55,300) and its regional airport, 25km ex Gundagai and 28km ex Junee township, less than 4 hours from Sydney and equidistant between Sydney and Melbourne.

Wagga Wagga provides a complete range of commercial, retail, health, educational, agricultural and recreational services, including one of Australia’s leading livestock markets. Also abattoirs at Junee and Gundagai.

Topography & Soils

The Station, with its well sheltered north-easterly aspect, ranges from 70m to 220m ASL. It comprises an excellent balance of rich alluvial creek flats along Billabong Creek, rising to gently undulating well drained soft red and brown basalt loams on the low slopes. Approximately 90% arable, ideal for cropping and pasture.

High Performance Pastures

Highly developed agriculturally - comprising an impressive balance of established high performance perennial and annual pastures prescribed by leading agronomist Mark Lucas, including; over 600 ha of lucerne/clover based pastures, 275 ha of improved annual and perennial species including phalaris, rye and cocksfoot and other tailored mixes including Kilomax.

Cropping Program

The standing crops, which are in excellent order, are to be given in with the sale.
Traditionally 800 ha of cereal and dual purpose crops are sown annually, with up to 1,400 ha in some years. The property has an impressive track record of fertilizer and lime application.

Paddocks & Fencing

The subdivision and laneway fencing on Billabong is excellent.
Fences include netting, 5-line hinge joint and some 6-plain and 2-barb fencing. There is an excellent laneway system throughout, connecting paddocks to the 4 sets of sheep yards and 2 sets of cattle yards.

Rainfall

Average 600mm (24”) per annum - predominantly winter/spring.

Water

The stock and domestic water supply is very good. The prime sources include two equipped
wells and one equipped bore (depth 130ft), also 17 stock dams (all have been cleaned ), plus
backup access to town water. The water reticulates from nine (9) storage tanks to 47 strategically placed troughs.

Also 2 large storage dams (total 300MgL), built in 1990 and 1995.

IMPROVEMENTS

Excellent accommodation - Billabong Homestead

An outstanding 5 bedroom (5 ensuite) home of magnificent proportions and exacting standards, featuring comfortable formal and casual living areas, meticulously restored with detailed finishes. The open plan sitting room area features attractive exposed beam ceilings and a prominent stone fireplace. Separate study and wine cellar. Reverse-cycle air-conditioning with individual climate control zones, as well as high speed satellite internet connection. Carport adjacent.

Original pise construction the homestead, with its north-easterly aspect, was extensively renovated in 1979, and extended with additional accommodation in 2007. Sitting prominently on an elevated site the home enjoys stunning views across the Station to the north. The wide 5m verandahs on three sides allow for outdoor living and entertaining during most of the year.

The homestead is set in spacious easy care irrigated gardens with an extensive avenue of Elms and a tennis court.

There is also a large backup generator.

Second Homestead

Comfortable 5 b/r pise and weatherboard home, in established gardens, on the northern end
of the Station.

Manager’s Residence

Attractive 4 b/r home, 2 bathrooms and separate entertainment room. Reverse cycle air conditioning.

Workman’s cottage

2 bedroom fibro and weatherboard cottage, – ideal for staff or guest accommodation.

Shearer’s Quarters

Operating Improvements

Billabong Station Woolshed

Large 6 stand electric shed. Shedding for approximately 800 - 1,000 sheep, on two levels.

Sheep yards

Extensive concreted yards, with undercover Pratley 3-way auto electric draft and scales complex, adjoining the Woolshed. Excellent hydraulic sheep loading/unloading ramp.

Also three (3) remote sets of yards, all of similar design, with drenching races & drafting facilities.

Cattle Yards

The main Station cattle yards are located fronting the Gundagai/Wagga Wagga Road - All-steel in construction with excellent drafting and loading facilities, and vet crush.
Northern cattle yards - new all steel Arrow (portable) yards with Q CATCH crush and portable loading ramp.

Grain and Silo storage

Approximately 2,600 tonnes of grain storage, comprising:-

2 grain sheds with concrete floors, located at the shed complex – capacity 1,200 tonnes of wheat each.

Silos – 3 x 40 tonne,1 x 50 tonne elevated, and 1 x 30 tonne elevated.

Weighbridge

60 tonne concrete weighbridge, situated at the grain storage facilities.

Silage Pits - Total capacity - 3,800 tonnes

Machinery Sheds

Two large modern all-steel main machinery sheds, situated near the homestead. One with hoist and working pit, and lockable workshop. The second with workshop and coolroom.

Hay Sheds

3 steel and galvanised iron hay sheds. Capacity 10,000 small bales

Horse Stables

Stables with tack room and two holding yards

Supplementary Sheep Feed Yards

Four well designed supplementary yards (three with shade shelter) and water connected. Each yard has a 400-600 head capacity.

Livestock & Cropping Enterprises

Billabong is an exceptionally versatile and dynamic farming and grazing property - conservatively rated to carry 12 to 14 dse per ha, capable of producing outstanding capable of producing outstanding cereal crops, or breeding and fattening all types of livestock, or a mixture of both.

As a versatile farming/grazing enterprise, it is estimated the Station could carry:-

Up to 25,000 dse of sheep and cattle

Up to 1,400 ha cropped with cereal yields to 5 tonne/ha
Utilising dual purpose crops & pastures to maximize livestock and crop returns
