A magnificent lifestyle and a fascinating history

The creek flats were originally leased by explorer, William Lawson. The first grant was issued to
William Johnston in 1829, who subsequently sold the right and title to Lawson and his son-in-law,
JH Bettington. Bathampton was purchased by JN Gilmour in 1856 and it has remained in this
family ever since.

Area: 783 acres (317ha) approx

An ideal location 20km west of Bathurst, just 10 minutes drive on the Mid Western highway,
and 220km drive from Sydney CBD.

Bathampton Villa (circa 1874), a handsome mid-Victorian homestead designed by the renowned Colonial architect, Edward Gell. The two storey residence has 7 bedrooms, 2 bathrooms, two formal reception rooms, family sitting room, renovated kitchen and wide verandahs.

A living treasure, Bathampton is listed on the National Trust register and has many fine heritage features including the detailed porch, cedar joinery, fine staircase, and eleven open fireplaces
with Italian marble mantle pieces.

Attached to the homestead is the original brick kitchen, servant’s quarters and strangers’ room.
The coach house and stables with cobblestone floor (c.1874) at the rear.

Set in historic gardens with many wonderful species and heritage plantings, in a prominent position with expansive views across the creek flats to the surrounding hills.

Presence, productivity, history & scenic appeal

Approx 65 ha of deep rich alluvial creek flats rising to productive low granite hills. Ideal for intensive cropping and pasture production. Both improved and native pasture species suitable for livestock breeding & fattening. In the past, the creek flats were irrigated for vegetable market gardens. An excellent water supply with three creeks, dams and a bore.

Range of improvements inc. 4-stand woolshed and sheep yards, 4br shearers quarters, hayshed, cattle yards, and the pre 1820 convict-built brick barn used as a refuge when the Ribbon Gang raged through the valley.

An outstanding investment in an historic lifestyle property and a wonderful place to call home.
