Emu Holes and Uralba are two landmark properties, approximately 30km west of Scone, in the Upper Hunter region of Northern NSW.

Owned and operated as one, the two properties share a common boundary – they are equally situated to be purchased “as a whole” or as two separate self-contained entities.

History

Originally part of the larger well known Grampian Hills holding, they are recognised as two of the outstanding grazing properties in the Upper Hunter - very safe breeding and fattening country.
Area ‘As a whole’ – 2,767 ha (6,836 acres) • Emu Holes – 1,604 ha (3,962 acres) • Uralba – 1,163 ha (2,874 acres)

Situation and services

Situated in the renowned Bunnan Valley – arguably one of the leading livestock breeding and fattening areas in the north – 30km west of Scone, the “Horse Capital of Australia” and adjoining the village of Bunnan, 32km from Merriwa, 3 ½ hours drive from Sydney and approx 100km from the vineyards of the Lower Hunter.

Excellent services – all rural and livestock services available at Scone, with excellent veterinary support, regular livestock sales, export saleyards and Scone abattoirs.

Scone – the Horse Capital of Australia Scone district is the centre of the thoroughbred horse industry in Australia – it is surrounded by many of Australia’s leading breeding and stallion operations. It also has a complete range of equine facilities second to none, and is the home of one of Australia’s leading provincial race courses.

Country

Extremely attractive country - ranging from a 1.5km frontage to the Wybong Creek with its expansive alluvial creek flats, to generally undulating/plateau type country on the eastern and western ends of the property.

Approx 668 ha (1,650 acres) of highly productive farming country, with the balance being soft rich basalt type grazing country.

Timber

An excellent park-like coverage – principally white and yellow box, apple gum with some pine and ironbark timber on the eastern end.
Water Outstanding water – 1.5km frontage to the permanent Wybong Creek, two independent water systems pumping from the Wybong Creek (to each side) to storage and feeder tanks and troughs , with an equipped backup bore (Grundfos submersible pump) and 2 wells (with Hatz diesel motors and helical pumps).

Irrigation

An 822 MgL license to pump from the permanent Wybong Creek. A large area of underground mains.

Paddocks and fencing

Well subdivided into 36 main paddocks, with excellent fencing throughout.

Pasture and topdressing

Principally topdressed native grasses - including red grass, plains grass, kangaroo grass and trefoil clover, with some improved pastures including phalaris, fescue, rye and clovers. Topdressed throughout the 1990s and again in 2003. Approx 668 ha (1,650 acres) assessed by owners as suitable for farming – improved pastures or winter/summer forage crops.
