A highly developed rural property in the Holbrook district of southern NSW and home of the outstanding Jayfields Nursery. The highly improved Jayfields property, situated in the agriculturally strong Holbrook district of southern NSW, together with the well known and extremely profitable Jayfields Nursery business, provide an excellent opportunity to relocate to a vibrant regional centre and enjoy both above average income returns, as well as strong capital gains. Jayfields Nursery, established in 1987, currently produces in excess of 4.2 million native trees per annum. This award winning business generates excellent returns. AreaApproximately 1,620 acres (656ha). SituationWell situated in one of the most highly regarded rural investment areas in eastern Australia – approximately 25km from Holbrook, 60km from Wagga, 100km from Gundagai, 95km from Albury, a 4 hour drive from Melbourne and 4.5 hours from Sydney. Country & soilsJayfields is regarded as high performance cropping and pasture country, with crop yields to 4.5 tonnes per ha and livestock carrying up to 17 dse per ha. It includes 835 acres of highly productive, well protected valley country sown to high performance pastures, and with approximately 150 acres of cash crop. The remaining 785 acres includes 110 acres of high value saw log pine plantation, 150 acres of native and improved pasture, with about 500 acres of native timbered country. The soils vary – with excellent soft principally red (and some grey) granite soil types on the improved front country, and a mixture of shale and skeletal granite on the native country. TimberThe 835 acres of improved country has a park like covering of native timbers. There are small areas of remnant vegetation, together with the plantations along fence lines and in shelter lines, consisting of many different species of native trees and shrubs. RainfallApprox 700mm per annum. WaterThe water on Jayfields is excellent. The current supply is more than adequate for both the farm and the nursery operation. Initially water was sourced from a network of large interconnecting dams placed in most paddocks. These were enlarged and added to in 1992, and range from 39MgL down. The water from most dams can be pumped and reticulated back to the nursery. The is also an equipped bore which supplies water for livestock and also the nursery, via a desalination plant. Paddocks & FencingThe boundary fence is mostly netted, with approx 1km of plain wire (adjoining public road), and 1.2km of new Ringlock. The internal fences are a mixture of netting, 7 line Ringlock and some plain wire.
