Outstanding Wandoona Valley

Wandoona Valley is the fattening headquarters for the large family pastoral enterprise of Minnamurra Pastoral Co. Including the Cortina aggregation in the adjoining valley, the property receives and fattens cattle from their northern NSW and southern QLD pastoral breeding properties.

Area

Approx 9,583 acres (3,878ha). Unrestricted freehold.

Situation

Wandoona Valley is situated to the west of the Great Dividing Range, approx 50km ENE of Mudgee, 0.5km from the village of Wollar, 54km N of Rylstone, and approx 316km WNW of Sydney.

The property is well serviced from Mudgee (pop’n 8,200), which provides a complete range of commercial, educational, medical and rural services. School bus to Mudgee.

Saleyards at Mudgee and Dubbo, with abattoirs at Scone, Tamworth and Dubbo.

Country

The property is all contained in one highly attractive valley. It comprises approx 7,580 acres (3,067.6ha) of open grazing/cropping country, 80% of which are extremely fertile alluvial loam creek flats, most of which have been farmed and sown to pastures, including lucerne, sub clover, rye and phalaris. There is approx 750 acres (303ha) lucerne and sub clover pasture mix, 1,000 acres (404ha) of phalaris, cocksfoot and sub clover mix, with the balance improved (topdressed) native pastures sown over with clover and rye grass.

Approx 425 acres (172ha) will be sown to oats for winter feed in autumn 2009.

Topdressing

A long and regular topdressing history – 50% topdressed annually with 100kg per ha. Single super. Single Mo super applied every 3 applications.

Topography

An extremely well sheltered and well watered property. Homestead approx 400m above sea level.

Average approx 640mm (26.5inches) per annum.

Water

Wandoona Valley has excellent water – a 16km frontage to both the permanent Wollar and Barigan Creeks, which bisect the property. There are 2 main bores (one equipped – 20,000L per hour) which together with two main creek pumps, provide water to a series of concrete storage tanks and reticulate throughout to a network of troughs. There are also approx 40 main dams throughout.

Irrigation

A 474MgL irrigation license (20BL 167919). Approx 250 acres (101ha) set up with 4 inch underground mains and hydrants, water pumped from 3 equipped wells.

Paddocks & Fencing

The property is well subdivided into approx 43 main paddocks, with an excellent laneway system running to/from the main stock yards.

Most of the fencing is in excellent order and reflects the significant annual fencing programme.

Timber

A park-like coverage of timber across the pasture country, with species including mainly apple box and gum. The escarpments are heavily timbered and provide natural boundaries.
