PRESS RELEASE: “Baerami House” | Baerami Creek / Denman-baerami-house-hunter-valley

At a time when quality rural property is hard to find the historic landmark rural property Baerami House, with its magnificent Georgian style sandstone homestead on 797 acres (322.5 ha) of the renowned Upper Hunter Valley is to be offered for sale via Meares Online Auction by Sydney rural property specialists Meares & Associates on 12th November 2019. Apart from the 797 acres (322.5 ha) of freehold land the sale will also include a licence to a further 158 acres (64 ha) of adjoining Crown Land, giving a total farm size of 955 acres (386.5 ha).

Baerami House is situated in the highly productive, secluded and picturesque Baerami Creek Valley, just 30km west of Denman and the Golden Highway, and 3km south of the Bylong Valley Way, in one of the premium regions of New South Wales, the renowned Upper Hunter Valley. The area is renowned for its winegrowing, beef cattle and thoroughbred horse studs in particular.

Located an easy 3hrs drive (260km) north of Sydney via the Pacific Motorway, close to the rural centres of Denman, Merriwa (55km), Muswellbrook (58km), Singleton (95km), Mudgee (125km), Newcastle (160km) Baerami House is being offered by retired lawyer Angus Neil-Smith and partner Sally Blaxland. They originally purchased the property in late 2002.

Originally a property of some 80,000 acres the property was taken up in the 1830’s by Emmanuel Hungerford – later gifted to his son in 1852, well known Australian pastoralist, politician and at one stage reputedly the country’s largest landholder, Thomas Hungerford. Other past owners include the Martindale White Bros., the MacFarlane family, and more recently barrister Douglas Staff QC. The current owners having held the property for the past 17 years.

The north east facing, 2 storey classic Georgian sandstone homestead was constructed in 1875 from locally quarried sandstone and is unquestionably the ‘jewel in the crown’ - providing an excellent standard of country living with its formal entrance, red cedar stairway, doors and joinery, large formal sitting/library, dining, and 8 open fireplaces, 4 spacious bedrooms, renovated kitchen and 2.5 bathrooms.

Additional guest accommodation includes the attached studio accommodation/office and adjoining self-contained 3 bedroom weatherboard cottage, built in the late 1800’s / early 1900’s.

Baerami House, currently operates as a commercial Angus beef cattle breeding and fattening farm and is assessed to carry up to 3,000 DSE or 150 breeding cows and progeny in normal seasons. Approximately 60% of the property (including a Crown Land licence for 64 ha) comprises mainly alluvial creek flats with a mix of native and improved pastures, the balance being pristine native virgin forest. The property is also surrounded by the well known Wollemi National Park on virtually all sides.

Well watered via 3 separate creeks, with 3 irrigation pump sites and a reticulating network of troughs and tanks. Approximately 79 ha of the creek flats have underground irrigation mains installed and there is also a 534 MgL irrigation entitlement with full allocation available.

Operating improvements include centrally located ‘all steel’ cattle yards, 4-stall horse stables with day yards and a large ‘all purpose’ shed/garage.

Baerami House is being offered for sale via Meares Online Auction on 12th November, 2019, with the property expected to sell in a range of $3.75m to $4.25m.
