PRESS RELEASE
"Gibbergunyah" | SconeUpper Hunter Valley, New South Wales
One of the well kept rural secrets within the Upper Hunter Valley of northern NSW, Gibbergunyah is being marketed by well known agents, MacCallum Inglis, Scone, and Sydney rural property specialists Meares & Associates.
Located on the southern side of the renowned Liverpool Ranges in the outstanding rural Kars Springs–Dartbrook area, 23km northwest of Scone, Gibbergunyah is a 1,350 hectare (3,336 acre) well developed holding which has seen management focus in recent years on upgrading existing infrastructure and operating improvements to make it a highly efficient and profitable holding.
Scone, affectionately known as the ‘Horse Capital’ of Australia is a busy township (population 5,500). It is the home of all things equine including the Scone Horse Festival and Race Club, thoroughbred breeding and racing, polo, camp drafting and the Australian Stock Horse Association. It also has a regional livestock cattle sale yards complex, commercial abattoir, and primary, secondary and private schooling.
Recent farm improvements have seen the upgrading of the 3 BR homestead, the 4 BR Manager’s residence, the two sets of all steel cattle yards, the machinery/hay shedding, together with 14km of new fencing and extension of the water system.
Management estimates that under normal seasons Gibbergunyah will carry 500 breeding cows on a self-replacing herd basis, equating to approximately 10,000 DSE’s or 3 DSE per acre (7.4 per hectare).
Peter MacCallum for marketing agents MacCallum Inglis commented, "There are some very special features of Gibbergunyah including – it is located in undoubtedly one of the outstanding livestock breeding and fattening areas of the Upper Hunter region, and management’s focus on upgrading all improvements have all assisted in making the purchase of Gibbergunyah one with minimal further capital outlay and presentation of a going concern," he concluded.
Chris Meares for marketing agents Meares & Associates also added, "The holistic management practice on Gibbergunyah has not only improved the natural resources, but has ensured that the purchaser of the property will enjoy taking over a well improved property carrying a good body of feed, in an outstanding livestock breeding and fattening district".
Gibbergunyah is being offered for sale by Expressions of Interest, with tenders closing with the marketing agents on Thursday 25th July 2019.
The marketing agents expect that Gibbergunyah will attract offers in a range of $5m to $5.25m (land and fixed improvements).
